Discover the ultimate Gulf-front escape at Mermaid Villa, a spacious end-unit, newly remodeled condo at Ocean Villa in Panama City Beach. This 1174 sq ft retreat, built in 2006, comfortably sleeps up to 8 and boasts what guests call the most coveted, unobstructed view on the entire Gulf Coast.
Stand on the largest balcony in PCB—a sprawling outdoor haven perfect for sipping margaritas while watching incredible sunsets over emerald-green waves and powdery white sand. The master bedroom opens directly onto this balcony through floor-to-ceiling glass patio doors, letting the sound of swishing tides lull you to sleep or greet you at dawn. Enjoy secluded sunset cocktails or midnight stargazing without leaving your suite.
SLEEPING ARRANGEMENTS

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Please review the following important details: • MAXIMUM OCCUPANCY: Strictly limited to 8 people (including children and infants) per fire marshall regulations. Sleeping accommodations include a king bed in the master bedroom, queen and full beds in the second bedroom, and a sofa sleeper in the living area. No additional guests or visitors are permitted beyond this limit. • PARKING: One free parking pass is included for your stay (a $40+ value). Park in the under-building spaces or the three-story covered garage across the street (covered crossover available). A second parking pass is available for $40 if needed. Lost or additional passes cost $40 each. Pay any applicable fees directly through the resort system if required. • SWIM BANDS: Eight complimentary swim bands are provided (valued at $320 total). These are required for access to the pools, hot tub, gym, sauna, and steam room. Lost or damaged bands cost $40 each to replace. • BEACH SERVICE: Complimentary seasonal beach service (2 chairs + 1 umbrella) is included during peak season – setup handled by beach staff (valued at $55-60 per day). Off-season, 2 beach chairs and 1 umbrella are stored inside the condo for your use. Beach toys are often left by previous guests – feel free to use. • CHECK-IN / CHECK-OUT: Self check-in via digital lock (no keys to manage). Check-in time is after 4:00 PM. Check-out is by 10:00 AM. • NO PETS: This is a strict no-pet property per HOA rules. • NO SMOKING: Smoking (including vaping) is not allowed inside the condo, on the balcony, or in any common areas. • QUIET HOURS & CONDUCT: Ocean Villa is a family-oriented complex. Quiet hours are 10:00 PM to 8:00 AM. Unruly behavior, excessive noise, or parties are not tolerated and may result in immediate removal without refund. • MINIMUM AGE REQUIREMENT: Primary renter must be at least 25 years old and must stay the whole time of the reservation. • CLEANING: A professional cleaning is included at the end of your stay. Please leave the condo tidy (dishes washed, trash taken out, linens gathered in laundry area) to avoid any extra cleaning fees. • DAMAGE: You will be billed to cover any accidental damage, excessive cleaning, or missing items (such as swim bands or parking passes). • CANCELLATION POLICY: Please refer to the specific policy displayed during booking. We strongly recommend purchasing travel insurance for added protection. • AMENITIES & ACCESS: All resort amenities (pools, hot tub, gym, sauna, steam room, beach access) are included at no extra charge.
